Insulation doesn’t fail all at once. It tends to decline gradually – a little settling here, some moisture damage there – until one season the home suddenly feels different and the energy bills confirm what you suspected. 1. Settlement and Compression Over Time

Blown-in insulation – whether fiberglass or cellulose – is installed to a specific depth because depth equals R-value, which is the measurement of how well a material resists heat flow. Over years, that material compacts under its own weight. If you can safely look into your attic hatch and the insulation looks thin, patchy, or you can see the tops of the floor joists, settlement is the likely culprit. The fix is straightforward: the existing material is assessed and a top-up layer is added to bring the depth back to the recommended level for your climate zone.

2. Moisture Damage and Mold

Water is insulation’s worst enemy. A roof leak, a poorly sealed vent, or even condensation from an uninsulated attic hatch can saturate batts or clump blown-in material into dense, ineffective masses. Wet insulation doesn’t just lose its thermal performance – it can become a surface for mold growth. Signs to look for: dark staining on the underside of the roof deck, a musty smell when you open the attic hatch, or visible clumping in what should be a uniform layer of material. If you see any of those, stop using the attic space and call before going further.

3. Air Bypasses at Penetrations and Seams

Insulation slows heat transfer by trapping still air in its fibers. But if warm or cold air can travel freely through gaps around recessed lights, plumbing stacks, wiring chases, or the attic hatch itself, even a thick layer of insulation above those gaps does very little. This is called air bypass, and it’s one of the more under-diagnosed reasons a home feels drafty near the ceiling even when the attic looks full of insulation. A technician checks these penetrations as part of any insulation assessment – air sealing and insulation often need to be addressed together.

4. Pest Damage and Displacement

Rodents and other small animals tunnel through attic insulation to nest, compressing it in some areas and pulling it away from others. If you’ve heard scratching or movement in the ceiling, or you open the hatch and see obvious trails, nesting materials, or droppings, pest activity is probably part of the problem. The insulation itself may need to be removed and replaced rather than topped up, because contaminated material can’t simply be covered over. What to Do Right Now

  • Note every symptom you can. Which rooms are uncomfortable? Is it worse in the morning or afternoon? Does the problem track with outdoor temperature or with certain weather conditions? These details help a technician narrow down the cause before they even open the hatch.
  • Take a quick look at the attic hatch – but don’t go in. You can often see settlement, discoloration, or obvious gaps from the opening itself. Take a photo with your phone. That image is useful evidence. Don’t climb in if the flooring is uncertain, the lighting is poor, or you’re not sure of your footing.
  • Check for water stains on your ceiling. Brown rings or soft spots near the center of a room or along exterior walls suggest moisture is involved. Photograph those too.
  • Turn the thermostat to a steady, moderate setting and leave it. Constant adjustments make it harder to gauge whether the system is cycling normally or working too hard. A steady setting gives you a clearer picture of how the house is actually holding temperature.
  • Do not disturb compressed or visibly damaged insulation yourself. Older insulation – particularly anything installed before the 1990s – may contain materials that require proper handling. If you’re unsure of the age of your home’s insulation, leave it alone and let a technician assess it first.
